You’re probably asking yourself, what is listing syndication? This is the process of featuring your property on national and regional online real estate portals and search engines. With over90% of buyers finding their home online, syndication is no longer just an option.I try to use listing syndication to the max   by partnering with as many publishers as possible and will feature your home on the most widely used internet Platform Zillow, Trulia, HomeFinder, , Yahoo! Real Estate, Local.com, CityCribs, HotPads.com, AOL Real Estate, HomeGain, as well as local publishers including The Florida Today  & The Homes and Land.I also will feature your home on the front page of my website and make a video virtual tour of your home        Video Virtual ToursVideo has rapidly become the primary medium for buyers to view property. A video and extensive photographs  come standard with all listings. The video tour of your home is included with your listing on our syndication partner websites as

well as on all our social media presences, including YouTube, making your listing really stand out from the crowd.

Email Marketing Each week, I  send out thousands of opt-in emails to  real estate agents and homebuyers.Potential buyers use my website to save predefined property searches and receive automatic updates when new listings meet their criteria. When listed with us, your home is prominently featured in all these emails.        Social MediaIs social media important? Yes, when used properly. Take a look at most real estate Twitter and Facebook streams and you’ll most likely see nothing but property listings.Social media is a conversation and participation is necessary. I have recently added Facebook pages  and YouTube for my property  tours.I  market my listings within social media from aneighborhood news perspective. This, along with our loyal friend base ensures our status updates are shared many times over. Blogging  Blogs are great. Search engines love them and consider their content ‘news.’Therefore, unlike a standard web page, blog pages are indexed by search engines much faster.  So you will notice when I post about a home it gets indexed by Google and features in all searches.Lamps, art and even dishes are digitally added to the photographs of your home.   Broker-Only PreviewsBefore introducing your home to the general public, we hold a private, brokers-only atered preview of your home. We invite top agents who have a proven track record of sales in your neighborhood.Previews are a great way for agents to remember your property when showing active buyers around your neighborhood.Private ShowingsIf there’s one thing we hate, it’s when we have a eager buyer, they can’t wait to see a property, but we can’t reach the listing agent to schedule the showing. It’s an all too common occurrence in the industry but it’ll never happen when you home is listed with. Every showing is digitally tracked and feedback is provided online for your consideration I use digital supra lockboxes on all my listings and only licensed real estate professionals have the ability to Access them. Each time the box is accessed, the agent’s information  is stored and time stamped As you can see, security is one of my top priorities while selling your home. For those Luxury Home Owners talk to me about escorted showings. A new dimension in showing. Some of the benefitsinclude instant feedback, enhanced security and the ability to discuss offers and terms and conditions on the spot.Creative Open HousesOpen houses are a great way to introduce your property to a broad range of buyers. Many buyers only have the weekend to ‘house shop’ and open houses make it convenient for them to tour many homes in a limited timeframe. We like to get creative with our open houses. Maybe that means a 7pm after work wine and cheese event, or a weekend post-brunch open house with complementary mimosas. In addition to being advertised in our newsletter and blog, open house information is included along with our listings for syndication on our partners’ websites.      We hate to break the news, but unfortunately print advertising doesn’t sell homes. According to the National Association of Realtors, less than 5% of all buyers first saw the home they purchased in a print newspaper advertisement. But don’t get us wrong, print advertising still plays an important role in our marketing plan but we think it’s important to set expectations upfront regarding this medium. While we run ‘branding’ advertisements in targeted print publications, we make sure to also re-direct those buyers to the online versions of many of the same print publications, including: The Washington Post, The Baltimore Sun and The Homes Book. We also feature your home in online magazines published by: ABC, COX Media and Comcast.Print advertising isn’t dead, it just evolved into a more targeted, further-reaching medium.Brochures, One Sheets, Post Cards & Direct MailThis is where my  photographs I took earlier really come to life. My brochures really  spotlight your home, setting it apart from others on the market. Best of all, I  send out a beautiful “Just Listed” postcard to all the residents in your immediate neighborhood debuting your property. My postcards invite your neighbors to share your home with their friends and I  make it very easy to schedule a private showing.
